Dholera and RERA, explained
A confusion that costs buyers money: many genuine Dholera plots are not RERA-registered, and that is not automatically a red flag.
The plot-only exemption
GUJRERA (Gujarat Real Estate Regulatory Authority, under RERA 2016) requires most real-estate projects to register before marketing. But Gujarat exempts plot-only schemes from RERA. Because Dholera selling is dominated by plotting, a large share of projects legitimately sit outside RERA.
What that means for you
You cannot rely on a RERA number as your only check. Where a project IS registered, verify the number at gujrera.gujarat.gov.in. Where it is not, you must do the title work yourself: sale deed, 7/12 extract, 30-year encumbrance certificate, N.A. status and the Final Plot number.
