The region is real; some sellers are not careful. These are the documented warning signs, drawn from Dholera land-fraud patterns and what we saw while building this register.

  1. Agricultural land marketed as "inside the SIR" without N.A. status. Confirm N.A. and the TP scheme.
  2. No clear title. If a seller cannot produce the sale deed, 7/12 extract and a 30-year encumbrance certificate, walk away.
  3. Plots far outside the Activation Area sold at Activation-Area prices. Location drives value; check where the plot actually is.
  4. A confident fixed price per square yard online. Reliable per-unit prices are not publicly sourced; a precise public number is a marketing device.
  5. Pressure and "assured returns". No government source guarantees appreciation. Urgency is a sales tactic.
  6. A handful of generic five-star reviews and nothing else. Real firms accumulate mixed, detailed reviews over time. We excluded AI-generated listicle filler from this register for the same reason.
