• Ask for the plot-specific GUJRERA registration number and check it at gujrera.gujarat.gov.in (note: Gujarat exempts plot-only schemes from RERA).
• Confirm the plot lies inside the notified Dholera SIR and carries clear, marketable title (sale deed, 7/12 extract, 30-year encumbrance certificate).
• Get the price in writing; broker per-unit prices are not reliable.
• Cube Infra is not on the current DSDA member list; verify company registration independently.
